What are Good Class Bungalows?
Good Class Bungalows in Singapore are some of the most costly, most requested properties in the town. There are few Singaporeans who live in landed areas and there are few GCBs available in the city-state. This is the reason why bungalows command higher prices than almost any other kinds of living spaces. GCBs can be compared to luxury apartmentts with regards to how much they cost to buy .
Most Singaporeans and foreigners who work in Singapore live in housing units, apartments, and condos, making bungalow owners and dwellers belong to an exclusive set of folks. The Urban Redevelopment Authority ( URA ) has opted to gazette Good Class Bungalows with 39 areas protected. The explanation for this was to protect the high environmental quality of these established large bungalow areas from the intrusion of more thorough forms of housing such as semi-detached or terrace houses.

The URA's plans to protect these areas come hand in hand with not only preserving the houses but the area as well . Designating areas for Good Class Bungalows ensure that these houses remain under two stories and that trees and the over all ambiance of the neighborhood will differ from the common busy, crowded and rushed areas in Singapore.
Good Class Bungalow owners have to tolerate housing constraints issued by the URA. This includes a minimum plot size, not extending to over two stories, and plots cannot be sub-divided in order to make two GCBs. Owners also need to agree not to build a house that consumes more than 35% of the plot. There also has to be satisfactory greenery in between plots of land. Most of all, foreigners aren't allowed to own Good ClassBungalows. The plan to save GCB areas around Singapore is also a plan of the government to ensure that nationals have access to different forms of living spaces from town living to garden living and even to waterfront living.
GCB prices are awfuly high, but nevertheless, they are yet to be sought after by investors. In 1994 for example, a huge GCB area off Tanglin area became for sale thru a public tender. Property assessment for the 194,000 sqm area was at $70 million but the property finally fetched a large $98 million. Single unit GCB also post healthy gains for owners. A property off Ridout Road was originally opened for bidding at $7.31 million but sold at $8.96 million.
There are approximately one thousand nationals who can proudly call themselves GCB owners. Many of them see their properties as investments. Among the more popular GCB locations are Cluny Hill, Nassim, and White House Park Estates. Action star Jet Li even bought a good class bunglow property at Binjai Rise earlier this year! Property agents and real estate analysts say that prices of GCBs will continue to rise during the coming years.
